Selling your Portland home is a big deal. You want the
most money possible with the least amount of headache. Sound like business?
It is.
Sellers need to keep the following in mind:
- What’s my home worth? Request
a market
analysis. This one is a no-brainer, but how can you sell a property
without knowing the value? Contact a real estate agent and have him
or her see your home firsthand. Sure, you can find plenty of online
websites to show you what neighborhood homes have sold for, but these
tools are often inaccurate. They don’t take into account the
condition of a person’s home, upgrades, amenities, seller concessions,
etc. By having a Portland area Realtor look at your house or condo
in person, you increase the odds of an accurate market analysis.
- Curb Appeal Rules. Homebuyers
judge your property as soon as they pull up- and that’s if
they stop!
- Make sure the yard is clean and any loose debris
is picked up. Examine any areas that could use a painting.
Would you be excited about pulling up to the home? If not, it’s
time to do some work.
- Clean, clean, clean. You
have to be ready to sell your home. The right buyer might visit your
home the first day it’s on the market or the 21st day. Your home
might be wonderful, but if it’s not clean when the right buyer
visits, you might lose them.
- The price is right. Some
sellers price their homes above what the market dictates. The theory
is to lower the price if they can’t sell high. However, this doesn’t
work! Buyers comparison shop. And whether it’s a computer, a car,
a trip, or a home, buyers will not pay above market. In the long run,
homeowners will sell their home at market price, but will lose time
in doing so. Please contact
me if you want a free market analysis.
- Learn the market. Read newspaper articles that
deal with the real estate market. Is it a buyer’s market
or a seller’s market? Pay attention to sales in your neighborhood. And
read my Portland real estate blog. It’s frequently updated
with insight geared to help you.
- Marketing Matters. If
you want the most money
possible, you need to expose your property to the most buyers
possible. You may have the nicest home in the neighborhood, but if
no one knows about it, you won’t garner top dollar. Remember,
having your home listed in the MLS is nice, but the RMLS system Portland
Realtors belong to is not a marketing tool. It’s a database of
listings. Your goal should be to have multiple offers and that comes
with exposure. Marketing Matters. Ask me how I would manage the sale
of your home. Ask me for references of satisfied homeowners. I’d
be happy to share them with you!
